3 Engaging Digital Options for Buyers to Tour Homes during the Pandemic

Local government-mandated restrictions in response to the coronavirus have led to changes to the way home buyers tour properties in California.

Though some cities, such as Los Angeles, have imposed a temporary ban on open houses,

in-person property viewing can still be done, provided that social distancing rules are followed. The California Association of Realtors specifies that only three people should be present in a house at a time: one agent and two other people (most likely the buyer and the selling agent or two buyers—e.g., a couple).

But in a technology-empowered world, the real estate industry does have a number of options to offer home buyers such as yourself an immersive property viewing experience.

Here are some options that may be available to you:

Pre-recorded video tour

This is one of the easiest ways to view a home in lieu of a physical tour. Your agent may already have a video of the property you’re interested in posted on their website, so that’s a good way to start. Another possibility if you are unable to view the home in person, is to request your agent record a video of the home, specifying what you’re looking for so that they focus on the details you need during the tour. To get a better sense of the neighborhood, ask for views of the surrounding area. Just as with the interior shots, specify any details you want to take a closer look at.

3D tour

This option will only be available if the home seller has made this available. Though if they have, this is a great option. 3D tours allow buyers to explore the house at their own pace. Because it emphasizes movement and offers 360-degree views of objects, it’s a great way for you to get a sense of how the respective rooms and spaces flow from one to another. Additionally, 3D tours typically include floor plan views, a photo gallery to give you more time to inspect the property, and a measurement functionality that allows you to determine the size of any given area as well as the distance between any two parts of the house.

Live video walkthrough, or virtual walkthrough

When you think about it, even without the pandemic, it was really only a matter of time before the real estate industry fully leveraged video chatting for property viewing. The availability of options in terms of platforms is simply too good not to take advantage of.

Virtual walkthroughs can enhance your sense of space as you “walk through” the property from the safety and comfort of your own living room with your agent or their representative on the site.

These days there are countless free apps to be able to do live video walkthroughs. Skype, Zoom, Facebook Live, and Google Meet are just a few of the more popular options.
